For prospective buyers of single-family homes, there are signs of a slight easing of the situation: Asking prices for houses in Switzerland fell slightly again in May. At the same time, more existing properties are coming onto the market in several regions. The situation is different for condominiums, where advertised prices continue to rise slightly. This is shown by the latest figures from the ImmoScout24 Purchase Index.
Good news for those whose home search is focused on single-family homes: Owning a house with a garden could become a little more attainable. As in April of this year, asking prices fell again in May, this time by 0,2%. For condominiums, however, sellers are expecting buyers to be more willing to pay 0,4% more than in the previous month. This is shown by the ImmoScout24 Purchase Index, compiled in cooperation with the real estate consultancy IAZI.
More choice in the single-family home market
A key reason for the slight decline in prices is likely to be the increased supply of existing houses. In individual regions – such as the high-priced Greater Zurich region – there are currently significantly more single-family homes for sale than a few months ago. Nevertheless, the market remains tight as Martin Waeber, Managing Director Real Estate at SMG Swiss Marketplace Group, explains: “In relation to the population, the supply of advertised properties in Zurich remains low. Most offers can be found in the Lake Geneva region, in Ticino and in the Mittelland.” Single-family homes there are also the most affordable in Switzerland, Waeber continued. An average property with 140 square metres of living space in the Mittelland region costs, on average, under one million Swiss francs.
Single-family homes: Biggest price reductions in the Lake Geneva region
The regional picture is mixed. Asking prices declined most significantly in May in the Lake Geneva region, falling by 2,3% compared to the previous month. The Greater Zurich area (down 0,9%) and Eastern Switzerland (down 0,6%) also recorded decreases. In other parts of the country, however, asking prices rose, particularly in the Swiss Plateau (up 1,2%), Central Switzerland (up 1,1%), Northwestern Switzerland (up 0,7%), and Ticino (up 0,5%).
Condominiums: Most significant increase in Central Switzerland
For condominiums, however, the trend is upward in most regions. The strongest increase in advertised prices is in Central Switzerland, where asking prices for a condominium are 2,9% higher compared to the previous month. Asking prices are also higher than in April in Ticino (up 1,6%), the Greater Zurich area (up 1,0%), Eastern Switzerland (up 0,7%), and the Swiss Plateau (up 0,4%). Meanwhile, prices declined in the Lake Geneva region (down 1,3%) and Northwestern Switzerland (down 0,9%).
