Price trends in the owner-occupied housing market are shifting

The Swiss residential property market remained characterised by stable demand in June. While asking prices for condominiums continued to rise, a consolidation is becoming apparent for single-family homes: Nationwide, advertised house prices remained almost at the same level as the previous month. Regionally, both noticeable price increases and declining asking prices can be observed. This is shown by the latest figures from the ImmoScout24 Purchase Index.

The Purchase Index calculated by ImmoScout24 and the real estate consultancy IAZI shows an average increase of 0,7% in advertised prices for condominiums in June. For single-family homes, the change is negligible, with an increase of only 0,1%. The fact that sellers’ price expectations for residential properties remain high despite regionally varying developments is largely due to the continued attractive financing environment, which supports demand.

Between affordable financing and high hurdles
Following the Swiss National Bank’s gradual reduction of its key interest rate to zero per cent last year, SARON mortgages in particular have become significantly cheaper. Interest rates for long-term fixed-rate mortgages are also below last year’s levels,” says Martin Waeber, Managing Director Real Estate at SMG Swiss Marketplace Group. Combined with the ongoing supply shortage, this is leading to stable or rising prices. For many households, however, buying a home remains a desirable prospect. Waeber adds: “If you manage to meet the high requirements for equity and affordability, the ongoing costs of home ownership are often lower than those of a comparable rented flat.

Behind the national trend in asking prices lie, in some cases, marked regional divergences, which point to varying levels of market dynamism across the different parts of the country.

Condominiums: Sharpest rise in prices in the Greater Zurich Area
The upward trend in condominium prices continues in most parts of the country. Asking prices are rising particularly sharply in the Greater Zurich area, where they have increased by 2,3% compared to the previous month. Sellers in Central Switzerland (up 1,7%) and Northwestern Switzerland (up 1,5%) also have higher price expectations. Increases are also recorded in Ticino (up 1,1%) and the Lake Geneva region (up 0,4%). In contrast, declines are seen in Eastern Switzerland (down 0,6%) and the Swiss Plateau (down 0,5%).

Single-family homes: Price correction in Central Switzerland
The market for single-family homes presents a mixed picture. In Central Switzerland, prices have fallen significantly by 3,2% despite the continuing shortage of supply. This continues the price correction that began in this region in the spring. Single-family homes are also being advertised at lower prices than in the previous month in the Swiss Plateau (down 1,3%) and Northwestern Switzerland (down 0,7%). In contrast, asking prices in Ticino remain stable (no change). In the rest of the country, however, sellers anticipate a higher willingness to pay: In Eastern Switzerland, asking prices are rising by 2,1%, in the Greater Zurich area by 1,4%, and in the Lake Geneva region by 0,7%.
