Price dynamics on the Swiss residential property market were moderate in the holiday month of July: While condominiums continued their upward trend at a weaker pace, asking prices for single-family homes largely stabilised at a high level. This is shown by the latest figures from the ImmoScout24 Purchase Index. At the same time, it is becoming clear that energy-efficient homes, in addition to lower operating costs, also offer better protection against rising energy prices.
Property sellers currently anticipate only slight growth in demand for single-family homes and condominiums. This is evident from the development of asking prices on the Swiss residential property market in July. However, the trends vary: While asking prices for single-family homes remained virtually unchanged compared to the previous month, with an increase of just 0,1%, condominiums saw another slight increase of 0,3%. This is shown by the analysis of real estate listings within the framework of the ImmoScout24 Purchase Index, which is compiled by ImmoScout24 in cooperation with the real estate consultancy IAZI. Although price growth in recent months has primarily focused on the condominium market, asking prices for single-family homes show an increase of 3,2% year-on-year. For condominiums, this figure is 4,7%. Overall, the Swiss residential property market thus remains robust, albeit with regional variations.
Single-family homes: Noticeable price reductions in Eastern Switzerland
Eastern Switzerland saw the sharpest decline in asking prices for single-family homes, with a drop of 2,0% in July. This reinforces the fact that the region still has a comparatively low price level compared to the rest of Switzerland. In Ticino (down 1,3%), sellers are also adjusting their price expectations downwards. In contrast, asking prices are rising in several regions, particularly in Central Switzerland (up 1,3%) and the Swiss Plateau (up 1,1%). The Lake Geneva region (up 0,7%) and Northwestern Switzerland (up 0,6%) also show rising prices, while prices in the Greater Zurich area (up 0,1%) remain virtually unchanged.
Condominiums: Price rises continue, with variations across regions
There were also regional differences in the condominium market in July. However, unlike single-family homes, the medium-term trend remained positive across the board. The increase in asking prices was particularly pronounced in Central Switzerland, where they rose by 2,2% in July. This was followed by the Lake Geneva region (up 0,6%) and Northwestern Switzerland (up 0,4%). Prices remained unchanged in Eastern Switzerland (flat 0,0%), while the Swiss Plateau (down 0,1%) and the Greater Zurich area (down 0,9%) saw price adjustments.
Energy efficiency as a safeguard against rising energy costs
Both sellers and buyers always consider a comprehensive list of criteria when setting prices. In addition to location, energy efficiency features are becoming increasingly important. Modernised homes not only result in permanently lower operating costs but also reduce dependence on fossil fuels. Current events also play a role, as Martin Waeber, Managing Director Real Estate at SMG Swiss Marketplace Group, explains: “The fact that geopolitical developments rapidly influence housing costs is particularly evident right now: War-related restrictions on transport routes have led, among other things, to shortages and thus price increases for heating oil and gas. This not only illustrates the price sensitivity of fossil fuels but also presents owners with such heating systems with the challenge of deciding when to fill their tanks for the coming winter.” Owners who have invested in heat pumps, solar panels, and energy-efficient renovations benefit from greater cost stability during such periods and simultaneously improve the attractiveness and long-term value of their properties, Waeber added.
