Home ownership remains highly sought after: Sellers of single-family homes reacted with slight price increases in October. While single-family homes remain scarce in cities, rural areas have recently seen an increase in sales listings. For condominiums, asking prices show both increases and decreases depending on the region – according to the latest figures from the ImmoScout24 Purchase Index.
According to the ImmoScout24 Purchase Index, compiled by ImmoScout24 in collaboration with the real estate consulting firm IAZI, the nationwide increase in asking prices for single-family homes in Switzerland averaged 0,3% in October. At the same time, condominiums were advertised at slightly lower prices, with a decrease of 0,1%.
More existing properties are available while new construction activity stagnates
Anyone looking for a home in Switzerland will encounter very different market conditions from region to region. Single-family homes remain a rare commodity, especially in larger cities. However, there are also positive signs, as Martin Waeber, Managing Director of Real Estate at SMG Swiss Marketplace Group, explains: “In recent months, the supply of existing homes has increased slightly in many regions. Particularly in the Lake Geneva region and the Swiss Plateau, there are more single-family homes for sale than a few months ago.” In contrast, Waeber notes that construction activity remains at a low level. He adds: “According to current data, the number of newly built condominiums and single-family homes across Switzerland is even declining again. The overall housing supply is therefore hardly growing. At the same time, demand continues to rise.”
Regional single-family home market: Price increases almost everywhere
An analysis of regional markets reveals an almost nationwide increase in advertised house prices. Growth was particularly strong in Central Switzerland (up 4,2%). Slightly above-average increases were also observed in the Greater Zurich area and the Lake Geneva region (both up 0,6%). In contrast, listings remained virtually unchanged in the Swiss Plateau and Northwestern Switzerland (both up 0,1%) as well as in Eastern Switzerland (down 0,3%). Meanwhile, the decline in Ticino was very pronounced (down 4,2 %).
Condominiums: Different regional trends
Different trends are visible in the regional markets for condominiums. The strongest increase in advertised prices was in the Greater Zurich area (up 0,7%), followed by Northwestern Switzerland (up 0,6%). In contrast, prices remained virtually unchanged in the Lake Geneva region and the Swiss Plateau (both up 0,1%). Potential buyers could even expect price reductions in October in Central Switzerland (down 0,8%), Eastern Switzerland (down 1,0%), and Ticino (down 1,5%).
